This proposed development at 15 Nugent Street is for 92 apartments of varying size, affordability and flexibility. The apartments will be arranged either side of a central corridor and dispersed over six floors with a central lift and stair core toward the street end and a secondary stair toward the rear. Below will be two levels of basement catering for car and bicycle parking. Above will be a communal roof garden accessed by both staircases. The line of apartments is set back 3 metres from the north and south boundaries. This allows ground level apartments on both sides to open out to patios with extensive landscape planting in raised beds built over the basement roof. Above ground level the apartments have deeply recessed decks to give privacy to the occupants and depth to the façade. Levels 5 and 6 apartments are less in number and greater in size commensurate with their premium location for sun and views. To further enhance the liveability of all units, recessed patios and decks have sliding glass doors on the exterior face to provide a wind break in inclement weather. The building is capped off with an extensive roof garden area covering almost half the roof, providing communal shared space with lush planting, outdoor wooden furniture, a children’s playground, spa pools, fitness equipment and table tennis facilities. |
